My Low-cost listing strategies gets the same results


 ​Selling Real Estate does not always go smoothly. That is when your Realtor needs to kick in and get a deal closed. Sometimes that takes more time and expertise to get done. 

Just closed a home in Mayfield Heights that was one of the hardest ones I have ever done. The buyer had a great FICO and was well funded for the loan 20% down conventional

The original lender had missed a loan and even with the great credit score could not close it. As soon as that happened I called my Lender Mario Ingrafgia. He directed the buyer what was needed to get their loan finalized. 

Called the sellers and informed them that we needed 1-2 weeks and we would close. They agreed and we moved forward. 

The lender came through and got the docs to title to get the property closed. I had talked to the Title company who said they could get a virtual notary and get the sellers signatures and the deed notarized. 

They got the  virtual notary appointment. Another issue came up that this title company could not close the property with an international seller. I have closed literally 100's of homes with international clients and it has been no issue till now. 

I quickly got the clients on the phone and set up a new plan. One client was in Canada and had to find a notary. The other was flying into New York on a Saturday and I had to get the title to send a notary there.  

We are finally getting this property closed because I have done so many of these transactions and understood what we could do to get this closed. 

I also have a lower commission to list your property and I will give you the same service I gave these clients.
