Real Estate agents and what they do for the clients and the economy



I hear a lot of people talk about Realtors some positive some not so positive. Realtors really do have to do a lot to get their clients real estate.

Had a customer yesterday that mentioned that Realtors just fill paperwork out and turn it in. Wow that is not the only things that we do and I wanted to share some of the things we do for clients.

When clients want homes the agent has to find the property first and do all the paperwork to get escrow opened.

Escrow offices differ in their services and quality of the services. I personally deal with clients that need special attention and need a title company that understand their needs. As an agent I have to also help get all the information to the title company to ensure that the transaction is closed correctly. Title companies are a very important part of every transaction.

Let's reel back a bit, you have to get a meeting of the minds on a price for the home before you can open escrow. That requires negotiating and agents have to do that a lot of that. I personally negotiated a deal recently that took 70+ hours, because my clients needed to have additional information. So negotiating is a important tool that agents have to know.

Inspections are another tough issue that has to be dealt with on each home. Sometimes the inspections go south or need to have minor repairs. We personally have sellers deal with the inspections before we list, but it has to get done.

Cash or loan needs to be addressed to close the property. Agents get all that documentation together for each transaction. Get the appraiser in the home and also send comps and understand neighborhood values.

The HUD (closing documents) needs to be looked at and make sure their are no over charges and that the numbers are correct with the contract.

Final walk through is done before closing to ensure repairs where made and the proper paperwork is together to verify the work was finished with qualified people.

During the transactions if any changes are made on the contracts that agents have to get addendum's signed by both parties to document that both parties agree with the changes. Extensions, name changes. ROC documentation etc etc

There is a ton of work that agents do for their clients. Realtors keep the economy working for housing and buyers and sellers get correct information so they can make an informed decision.
