This article try's to explain how long it takes to sell a home...http://money.cnn.com/ by Kathryn Vase. I think it's funny when you look at statistics with housing at a national level. There is so much that goes into the differences in homes in the same neighborhood, let alone nationally.

""The inventory shortage and the growing economy and job creation has increased the interest in homebuying," said Lawrence Yun, chief economist for NAR. "There is just not enough inventory; people need to fight over the few homes available on the market.""

There are a lot of new jobs, but in Cleveland you can find homes. I personally have 15+ homes in escrow for clients and looking for more homes for other clients. The key to finding a home is looking at it daily. Most people do not have time for that, but Realtors do. No need to fight for real estate deals if you have an agent going to bat for you. 

""If we make it three weeks in our market, there is something wrong," said Darlene Umina, a real estate agent in the Boston area. "These days, you know within the first weekend whether the price was right." The median home price has shot up almost 9% in the past year to $561,300 in Boston, according to Zillow."

That's true about the 3 weeks and usually the home is overpriced when it stay's on the market. Those may be the best deals if you know how to negotiate prices on them. 

The other factor is being ready to buy a home when you start looking. Being ready to buy a home in this market is crucial to getting a dream home. Just got a nice home for a client because he was ready to buy.
