Trends that will shape the future of real estate



There are many new faucets in the Real Estate industry that are popping up daily. Buyers and Sellers are getting a lot more information from outside of real estate agents. Some of it is good and some not so good. The key is being able to filter information to your advantage.

Let's look at some trends and how they will effect the market. In the near future people will be looking at homes without agents, and they are already doing it through Open Door and other companies. This means that Realtors will still be in the mix and not drive around as much as they used too. Buyers will also look at homes when convenient. 

Brick and Mortar offices will also be a thing of the past soon with the internet. I hand my license with EXP Realty (over 10,000 agents)  which has it's own virtual world called EXP World. This is a planet on the internet where agents can go get information and admin issues handled without leaving their home. If you need an office you can have one in the EXP world.   

Finding homes is also done in a different way and with inventory low like it is today the MLS is still the place to find more real estate. The MLS has also modernized and changing all the time. Keeping up with the demand and giving Real Estate agents the edge in seeing all the properties available and being able to market homes on many different platforms. 

Buying and selling real estate is changing all the time and keeping up with those changes is a full time job. Realtors will always get clients through networking and what is called sphere of influence (People the agent knows). The key to the home buyer and seller is getting the best home for their needs and I believe that takes in to account all the new technologies and what they have to offer.

Investors that buy real estate as an investment have a different way of looking at real estate. They need good deals and some need a lot of them. With all the new ways of buying real estate Investors really need an agent that understands the new technology, construction and rents for an area. As an investor using one agent for all this can be beneficial and make more sense. 

For example we just purchased, rehabbed and rented 6 properties for a client. We handled all the rehab and getting the desired monthly amount. The key is that we have done 100's of properties and understand what needs to be done to get top rents. That saves our clients $1000's of dollars in unneeded updates. We also keep up with all the ways to purchase new properties that fit our clients needs.  

Selling the property and then letting outside sources handle all the work that needs to be done on income real estate is not always the best way to go. As an investor you need to have all those costs in order to make an intelligent decision. That takes a Realtor that has done a lot of homes successfully.
