The first thing to consider is the price and I think sometimes you need to be below market to create a buyers frenzy on the purchase of your home. I’m sure you’ve seen it before any of sale that is below the market creates major attention a lot of people talk about it. That creates free marketing and gets many potential buyer is very interested in the home. It also created multiple offers and that means more money for your home.
When buyers look at homes they get connected emotionally with that property if they like it. Let’s face it you’ve been there and seen a home that you have liked and wanted to purchase it. Some buyers even start to measure the rooms to make sure their furniture fits.
If the price starts to high that does not help the sale of the home. It gets less potential buyers and usually stays on the market even if it’s remodeled. If it’s not updated and overpriced it stays on the market even longer.
Marketing is a another important factor in selling a home. I personally have software and websites that market each one of my listings. I’ve also have a Virtual assistant that does the same. It’s very important to keep a home in front of potential buyers daily. You never know when your buyer is looking for a home.
