Buying bottom of the barrel properties have almost no exist strategy


Buying homes in higher crime rates and lower employment areas are going to have a higher turn on tenants and rehabs. Basically people  want to live in areas they do not have to. The bottom of the barrel properties are areas that tenants have to live in and do not want to. That creates a unhappy tenant that does not respect a property in a lot of cases.

Those areas are usually in areas that have a higher unemployment and create higher turnover in tenants. That is especially true where there are a lot of rental listings. I know cities that agents, contractors, and property managers make a ton of money from. Because the investors sell the property as fast as they can. After a few years of dealing with all the work and money of keeping the property they exist the market as fast as they can.

Our clients that we represent get solid properties that create income and equity for them. They basically have to income streams per property, equity and income. Not all homes are perfect, but the better areas are the best option in a portfolio.

This property took one 2 showing and it was rented for $1100 a month. We have a few homes in this area and they are all rented and stay rented. The nets income is very good and the client is very happy.


This property also rented for $1100 a month and the tenants are great! They really want to live in the Kamm's Korner area. Again this home really makes a great return for our clients and they are happy.
