 I have been thinking about offering joint venturing for years, but you need to have all the systems set up to handle the homes. Purchasing, rehabbing, Leasing, Property Management, And Selling. I take care of 4 out of 5 and Lori takes care of the property management.

Buying any kind of real estate needs a trained eye to know the good and not so good deals. Buying 60+ homes a year and doing them top to bottom, I have pretty much seen it all. I ask Lori how many tenants did not pay their rent in 2020 during the COVID 19? There where only 2 tenants that did not pay their lease. That is because we buy prime real estate in great areas for $100,000-$125,000.

Why did our rental units produce such good income during COVID 19? Doing 100's and 100's of homes has taught me what works and what does not. Since 1985 I have been dealing with rental real estate and have perfected a system that has a great success rate.

We also want to only keep the homes for 2 years and then sell them. That creates more profit for my clients and keeps the house inventory fresh.
