Buying investment real estate has it's players and so called gurus. My take on investment real estate is knowing the people you are dealing with and their resumes of success or failure.
Buying real estate to lease would seem to be easy but it's not. There are many details that need to be addressed before you purchase a property.
1. Is the location a good location?
2. What is the value of the home?
3. Are the prices in the local area trending upward?
4. How much is it going to cost for rehab?
5. If you do not live in the area how will the rehab be updated to you?
6. How much is the rent?
7. Who is doing the property management and are they good at it?
8. Is your Realtor a good communicator and has a history of purchasing income real estate?
9. Did you get an inspection?
10. Is your Realtor available to get pictures and update videos to you weekly?
It is so important to know these items before you put up your hard earned cash to purchase a property. Dealing with seasoned professionals will make all the difference in the world to how your investment goes.
