Investment Real Estate Case Study 

This property was purchased in 2018 for $84,000with approximately $20,000 in updates, bringing the total investment to around $104,000. Since the purchase, the property has performed extremely well both in rental income and appreciation.

Today, the estimated value of the property is approximately $250,000, showing strong appreciation in the Cleveland real estate market.

But appreciation is only one part of the investment story.

The property was first leased on Sept 2019  The original tenant that we placed in the home stayed for  26 months and paid rent on time, which is exactly the type of tenant stability investors want to see. Leased $1300 a month.

After that tenant moved, the property was quickly leased again.

In November 2020, a new tenant leased the property for $1,300 per month we did little updating per the client. 

That tenant stayed 37 Months the lease was lifted to $1,450 a month during that time.
