There are a lot of buyers and sellers that try to get their real estate needs done by themselves. Having all the tools a seasoned Realtor has is impossible. I look at a ton of transactions and scratch my head on some wondering why the buyers or sellers did not use a Realtor on a transaction. Realtors has a vast resource of information at their fingertips.
I just reviewed a contract on a home that was purchased and the lease agreement has the buyer paying all utilities. The buyer thought since it was a home that the tenant payed all utilities. This really effects their bottom line on that property and needless to say they where very unhappy.
Buying real estate is a very good thing, and you need a seasoned agent that understands the areas and what they have to offer. For example what does the city expect from a home owner and what does that cost? What does the homes sell for and what is the trend in a certain area. These are very important items buyers need to know.
Sellers need to know what upgrades can make them more money on their home and which ones do not. I have been in homes that where updated with the wrong updates that really cost the seller a lot of profit. I buy a lot of those homes at a discount because the updating was not done correctly.
Getting an agent that knows how to market a home is critical to getting the top market price. More potential buyers seeing a property usually results in more offers. I have a whole media company set up to help market my listings to more buyers.
Real estate is a very detailed transaction with many moving parts, and some of them are very important to your bottom line. Getting a seasoned agent that has done 100's of transactions can help you in your real estate needs.
