The key is marketing and watching homes daily. Today I looked at all the new homes that just hit the market and the ones that lowered their asking prices. I have many other venues that I can find homes those are just a few. That is really important for my clients to get the best deals.

Some home owners stay in their homes for a few years and sell them for profit, and move on to a new project to buy. I don't know if you watch those Real Estate shows, but that is very common and gets the homeowner income through waiting to sell.
Other buyers are looking for properties that they ban Airbnb or lease out. I was talking to a client that I help purchase a home with and he was getting $900 a month for his guest home. That is a really smart way to eliminate a lot of Mortgage cost.
There are so many ways to look at real estate when you are purchasing and I pretty much know all of them.
