Making Income from Rental Property



I wanted to start sharing the successes we are having in getting our clients income homes finished and leased. Recently we just leased a home in Kamms Corner.


There is a lot of work that needs to happen before any property is leased, this home was no exception. We purchased this property for $70,000 and had to rehab it for just under $10,000. The home comps for $115,000-$120,000.

That is a nice equity position $35,000-$40,000. This property with Insurance, Property taxes, and Property Management nets double digits. If you are getting a mortgage you would have to add that expense also, but the returns are still solid.

As you can see this property is a nice home. We added a bedroom and corrected some outdated items. The key is getting the property in shape to lease and have as little maintenance as possible for the near future. We go through all the plumbing, electrical, and HVAC systems. The other item we replace is Toilets they can go out quickly so we just add new ones to help make sure that the tenant is happy.

Lastly we market our real estate like no others and demand top rents. This property was quoted at $1100 a month and that is what we got. That is the key to being successful and having good tenants getting the top rents in an area. We own our own marketing company and have our homes on all the real estate sites and Realtor sites.
