Property Management Case Study: Turning a Non-Producing Rental Into $36,000+ in Client Income

A client came to us with a property at 1346 East 346th Street that simply was not making money.

We were already managing a couple of her other properties, but this one was different. The property manager she had before us was not getting the job done. There was a tenant in place who was causing problems, not paying properly, and nobody seemed willing to take control of the situation.

This was back in 2022.

We stepped in, took over management, and immediately addressed the issue. The tenant was told clearly: either get current and follow the rules, or move out. Once the tenant understood that there was now a real system in place, she started paying.

In 2022, the property produced $2,070 net income for the owner. Then the tenant continued paying through 2023 and 2024. At the end of 2025, that tenant moved out, and we re-rented the property in November 2025 at about $250 more per month.

The new tenant is still in the property today and paying in 2026.

The reason this matters is simple: a rental property that is not making money is not much of an investment. You can talk about tax write-offs, appreciation, and long-term value, but the property still needs to produce income.

Since we took over management, this client has received over $36,000 deposited into her account, and the property now runs smoothly.

That does not happen by accident. It happens because of systems.

We have systems for leasing, management, rent collection, tenant communication, maintenance, notices, and accountability. If rent is late, a notice goes out. If a water bill becomes a problem, it gets addressed. If a tenant is not following the lease, we handle it.

Tenants can pay online through portals, communicate through the system, and follow a clear process. When the property is managed correctly, the owner gets better results, the tenant knows what is expected, and the investment performs the way it should.
