Selling a home that is occupied with owners and one that is occupied with tenants are two totally different types of transactions.

Selling a home with tenants requires a lot more communication and dealing with showing the property. We are closing a home in Strongsville that had tenants that did not want to let potential buyers in the home. I contacted them and explained the need to do that and they complied. The buyers went to the home and purchased it for cash!



I have had some properties where the management company would need to change  the lock. A 48 hour notice was given and the potential buyers could see the home. I sold two homes for a client that had homes no one else could sell. It takes a communication and knowing how to best market the home.

The other asset we have is cash buyers, no nominees just cash buyers. I have gotten many homes sold this way. I have many cash buyers that need homes and I know what they want to purchase. If a home fits their needs I send it to them and get it sold much faster. I also personally close out homes for cash.
