Property Management done wrong is costly


When your looking at leasing a property you also may need both a Realtor and property management company to lease and collect the rent and help maintain the property. Being in the business since 1985 I have personally seen a lot of ways that both property management and leasing can be done better.
Getting the maximum rent for a home is different sometimes with property management and Realtors. For example we have separate companies that rent and manage our properties. Realtors tend to get more rent for a property than property managers. If you don't believe me look at Zillow and you will see that the lower rents are usually listed with property managers and the higher rents are listed with Realtors. 

The same is true with selling a your income property, Realtors just do it better than property managers. I recently saw one listing that was for sale from a property manager that explained not to call the listing agent, but their assistant. That is no way to sale a property fast and for top dollar. 

As a Realtor with EXP Realty I have way more marketing tools and software to lease or sale a home than most property management companies. We just implemented virtual open houses in our marketing plan that makes it easy for potential tenants and buyers to see a home. 

This last weekend we where showing a property in Twinsburg and had a virtual open house. We had two very qualified potential tenants that wanted the property. The property rented in just 5 days because of the marketing that was done on the properties before we leased them. 

The same is true in selling a home, you need all the tools you can get to sell your home. I personally have my own marketing company that gets more eyeballs on a property. My listing gets the most exposure and they sell quickly and for top dollar. Just compare the days on market for a Real Estate Agent versus a Property Manager. You will find that Realtors get more rent and have less days on Market. 

Good Property Managers are great at collecting rent and dealing with the Tenants after the property is leased. We opened up our own property management company only because we did not like to see clients that where not happy with their results.
