Rehab is a great way to create equity in a property. After 1000+ homes I have learned that it is important to do a good job and get it done quickly.
I saw a video that the person selling a property bragged about getting rehab done in 5 months? I actually never had my properties take more than 60 days .
We like to get our real estate updated in 4-5 weeks or less. This allows the investor to create more income by getting the property leased quicker.
The rehab has to be good also. I'm selling a home now that I did not do rehab. If the rehab would have been done correctly it would have been SOLD.
Faster rehab is also important when a tenant vacates the property. We get our crews in the homes as soon as the owner approves the quote. We just got a new one that will be up for lease in about a week. I will say it again: getting a property back on the market ASAP is more money for my clients.
Rehabbing does not need to be hard or stressful. Get a good Team around you from the start.
