Talking to an investor yesterday who had purchased a property they thought was in a city but it was not. The value was considerably less than the city they thought the property was in.
I had met with this investor about 1 year ago and they had mentioned they were setting shop up in Cleveland metro. It would be easy and in fact they would set up their own construction company and do it all themselves.
No need for those pesky Realtors that made commissions for their expertise. Too much money
Fast forward till today and that investor called me and cannot get the home done and he has a very upset partner. This property also did not have a garage which is $10K-$18K off the sale price.
WHY? because he did not hire a professional to look at the property and get the right rehab team.
First of all they would have known where the property is actually located and it would have been completed as planned. We are working on 5 properties now and will finish three of them this week.
