224 North Hampton — Sold Fast with Smart Marketing and Strong Representation.


 

I just left a meeting with my clients that I sold this house at 224 North Hampton. They need a witness for their property in Florida where they're moving.

So, this property we bought in 2021 for around $175,000. He put around 100 in it and we sold it for $422,500 in 4 days. How did we do that? Well, two things: the marketing and having the sellers being able to show the property when it needed to be shown really helped get this one leased.

The property went on the market, we had a bunch of showings, and during that time we got two offers. The first offer kind of kept changing—there was a contingency and all kinds of other stuff. The other one was an attorney who had a clean offer and wanted to live there. So, we obviously went with her.

During that time, I called the other agent and told them, 'Hey, look, even though we didn't go with your particular deal, I will purchase the property they live in for cash.' And we worked out a deal there. So, I got two deals out of that. 

During the inspections and stuff, it was unique that the appraiser who appraised it used to live in that house and he remembered he had put in the front deck and stuff. So, that was cool.

Then, we also did get an inspection before we put it on the market so that we wouldn't have any issues, or we’d have all the issues addressed as we went with it. That really helped us because when you're going into listing a property, you don't want to have an inspection after the contract, I don't think. I think you want to have an inspection done first. The buyers don't have to accept it, but in this case they did. It also helps you argue anything negative on the other inspection if it's not true. So, the inspections we did prior to listing really assisted on getting this one sold fast, too.

Everything kind of went through fast. The owner was a good contractor, so he did all the work. It was minor—some lights and some other minor things—but all that went through.

Then I had to address when they're going to move out. They wanted an extra week to move out. So, we worked that out with the selling agent, who was a Re/Max agent—very good agent. Me and her worked that out and it was really, really good. We also had a leased property in the back, which we had to get all worked out, too, as far as the deposit and the rent being at the house after they move out. All that was taken care of all the way through and helped get this property closed. They were comfortable, they were relaxed.

I went to the closing, made sure all the stuff on the HUD-1 was taken care of, and it was. At this point, I met with them this morning. They're moving to Florida [mentioned both FL and CA in the video, but clear they are moving to FL]. They're getting all packed up. They needed a witness—there’s some law they needed—and that's why I was there to assist them and make sure they were taken care of for their move.

We'll miss them, obviously, but again, this was a good property to sell, and it was done in a professional manner. My resume speaks for itself. Done over 1,200 homes. I've taken care of many, many people. If you want a different way to do real estate, my marketing and all that is different—it’s better. And we get stuff taken care of. Plus, they saved about 6,000 bucks on commission. They sold it for $42,500 more than the sellers expected!
