Be Careful Who You Buy Investment Property From

 



Real estate investing can create long-term income and wealth, but only when you work with experienced professionals who understand the local market and protect your interests.

I recently spoke with a client in Europe who was deciding whether to rent his Cleveland-area property again or sell it. During our conversation, one of his former investment advisors contacted him and immediately offered to purchase the property and handle the transaction.

The problem was that this advisor was not licensed and did not live in the Cleveland area.

Meanwhile, our team had managed this property for nearly seven years and deposited more than $50,000 in net rental income into the owner’s account after property taxes, insurance, and property management expenses.

Unfortunately, the advisor had previously helped investors purchase properties that resulted in major financial losses. I know because I later had to sell several of those properties for the investors.

One property on Cleveland’s east side was a duplex that had been purchased as an investment. The property was in extremely poor condition and was worth only about $10,000 at the time we evaluated it. The investors had paid substantially more for it.

They had also paid for construction work that was never completed.

Because the advisor was not local, there was nobody consistently checking the property, supervising the contractors, verifying the work, or protecting the investors’ money.

Out-of-state and international investors need more than someone who can locate a property. They need a local professional who can oversee the entire investment process.
