Do Real Estate Systems Really Work Everywhere?


A lot of real estate systems are sold for thousands of dollars with the promise that they can teach you how to invest successfully anywhere. But there’s one important question you should ask:

Is every city, every neighborhood, and every state interchangeable?

Of course not.

That’s why I believe a successful real estate system needs to be built around the market where you’re actually investing.

Cleveland Metro Is Not One Market

When you say “Cleveland real estate,” you’re talking about dozens of different cities and neighborhoods. Some can produce excellent rental income and equity. Others may look inexpensive on paper but can become expensive mistakes.

The key isn’t simply buying in Cleveland.

The key is knowing where to buy in the Cleveland Metro area—and having someone local who understands those markets.

You need boots on the ground who understands:

  • Which cities and neighborhoods tenants actually want to live in
  • Realistic market rents
  • Property taxes
  • Rehab costs
  • Maintenance requirements
  • Tenant demand
  • Resale potential
  • Long-term equity opportunities
  • Property management

A national real estate course simply can’t replace that local knowledge.

Do Apartments Always Produce More Income?

I was speaking in Lakewood, Ohio, on Friday when a finance professional mentioned that apartment buildings generate more income.

My question was simple:

Do they really?

Looking only at gross rent doesn’t tell you whether an investment is better.

With an apartment building, you also have to consider turnover, common-area maintenance, heating systems, electrical systems, plumbing, roofing, parking areas and the cost of maintaining multiple units.

Then there’s vacancy.

When you own a single-family home, you normally have one tenant or family moving at a time. In an apartment building, you might suddenly have two, three or more units becoming vacant.

Now you’re dealing with lost rent and multiple rehabs at the same time.

How much flooring, painting, plumbing, electrical work and general turnover expense will be required before those apartments can be leased again?

That needs to be included in the calculation.
