I purchased this investment property in December 2022 for $85,000 and invested approximately $18,030 in improvements, giving me a total investment of about $103,030.

The property had the same tenant for 42 months, and a new tenant moved in last night. During that time, it generated $32,384 in net income after property taxes, insurance, and property management expenses.
