Why the First Two Weeks Matter
The first two weeks set the tone.
A well-priced property gets more attention, stronger showings, and better urgency. An overpriced listing can go stale quickly, which often leads to reductions, concessions, and a weaker final result.

I’ve had clients I’ve practically begged to do it the right way from the beginning, and I’m dealing with one of those situations right now.
The property was overpriced from the start. We did get it under contract, but after the buyer reviewed the city Point of Sale requirements and the amount of remodeling the home needed, the buyer eventually backed out.
Now the seller is frustrated because the property didn’t sell. But before we ever listed it, I advised him where I believed the price needed to be. The property was approximately $15,000 over what the market supported.
Price is only part of the equation. You also have to ask: Is your property truly ready to sell, or does it need work?
Don’t chase the market. Price it right from the beginning.
