I was golfing with a friend recently who told me he was thinking about selling his $800,000 home by himself.

His plan?

“I don’t need a Realtor. I’ll just put it on Zillow.”

That sounds simple—but selling a home, especially at a higher price point, involves a lot more than putting a listing online.

The First Two Weeks Matter

When a property first hits the market, that is often when it gets some of its strongest attention.

If the price is wrong, the marketing isn't strong, or the property isn't presented correctly, you can lose valuable momentum. After sitting on the market, buyers may start wondering why it hasn't sold.

And with an $800,000 property, another question becomes important:

How large is the buyer pool, and how are you going to reach those buyers?

Realtors Bring Buyers Together

I recently had one of my listings involved in a multiple-offer situation.

Those buyers didn't just magically appear.

Buyer agents had qualified clients looking for the right property. They understood their clients' financing, knew what they wanted, prepared their offers, and helped put the deals together.

That network matters.

A Realtor Is More Than Someone Who Puts a Sign in the Yard

Professional real estate involves ongoing education, marketing, negotiations, contracts, inspections, appraisals, financing, disclosures, deadlines, communication, problem-solving, and getting everyone to the closing table.

Good Realtors invest significant amounts of money and time into building their businesses and learning how to market and sell properties.

When you're choosing a Realtor, look at their résumé.

How long have they been in business?

How many properties have they sold?

What kind of marketing do they provide?

How well do they communicate?

What results have they produced for previous clients?

Real Estate Doesn't Stop Because You're on the Golf Course

While I was golfing with this friend, my phone rang.

It was regarding a contract I had sent to one of my sellers. They had questions about some of the details.

I got off the golf cart and spent time going through the contract with them.

Why?

Because it was important to my client.

That's part of the job.

An experienced Realtor handles the details so the seller doesn't have to become a real estate professional just to sell one house.

I've been involved with 1,200+ properties during my career. I've received numerous awards, but those awards didn't come from simply having a real estate license.

They came from doing the work.

Marketing. Negotiating. Communicating. Solving problems. Representing clients. And getting transactions to the closing table.

Could you sell your home yourself? Absolutely.

But the better question is:

Could an experienced Realtor expose your property to more qualified buyers, negotiate effectively, manage the transaction, and potentially put you in a better net position?

Before you decide to sell one of your largest assets by yourself, talk with an experienced Realtor and compare the strategy, marketing, costs, and expected net proceeds.

Then make the decision that's best for you.
