My wife took out a client that took a real estate course and wanted to purchase a home for their portfolio. When a home was located the potential buyer would send their contractor out to get a quote. Then fill out multiple sheets to come up with a price that would never be excepted. Safe to say that client unfortunately never purchased a property.
If you are wanting to purchase real estate you need to contact professional Realtors that have their resume jammed pack with homes they have purchased for other clients. Like real estate courses not all agents understand all the cost associated with buying, holding or selling a property. Look at their resume and see what they have done.
Personally I have done 100's of deals for clients and still do today. This week I have 5 homes closing for clients that need certain types of homes for their portfolio.
I had the privilege to have dinner last week with a fund manger that controls 100's of properties and he went over all his details on the real estate he wanted. These are people that control millions of dollars in real estate investments. I have had more dinners than I can count with these types of professionals. I learn their needs and wants and get real estate that fits their needs.
Some of these courses say do not buy from Realtors? That is crazy your missing about 85% of the homes sold. There are a lot of them that are great deals. Realtors do get a commission, but you do not pay them until they perform. You pay upfront for most courses and good luck after that. Check and see if they have a performance clause.
Get with professional Realtors that understand the local market and have a resume that you can see what they have purchased and the results.
