I see so much junk real estate being sold to buyers I wanted to write this blog. When your looking to live or invest in real estate make sure your getting a Starbucks home and not a discounted coffee shop home.
Real Estate is always fluctuating in price and condition all the time. Real estate is one of the best way to create wealth for you and your family. That is why you need to know values and how the areas are trending value wise. That is so important to understand the asset you are looking at, and it makes all the difference in the world.
When your looking at any financials on a property have the seller inform you of the amenities around the asset and what type of tenant you can expect in the property. For example are they professionals, Section 8 or any other tenant the asset may attract.
I like professionals and working tenants that stay for 12-36 months in our properties. One of the assets we purchased in 2018 has a 20 year old tenant in it. We just picked up an asset last week that the tenant wants to sign a 5 year lease. That is because the property is in an area that attracts quality tenants.
