Talking to investors almost on a daily basis, I notice that the ones that make money have the right team around them. The investors that do not have the right team seem to have many issues with their property processing smoothly.
Talking to an investor recently he talked about getting real estate done and ready for the market. Doing that from far can be difficult and expensive.
Getting homes leased and staying leased is another huge issue. Selling some real estate that an investor asked me to sell, I have noticed that every home has basement issues or major garage issues.
My clients get inspections done by a licensed inspector to check these issues before we purchase any real estate. We have a property right now that needs all the city issues to be closed before we purchase.
My client wanted to close and I informed them that the homes needed to be city compliant before we closed. If the home was not compliant it may cost my client considerable more money.
Another big issue is consistent income from rentals. Getting the right tenants and purchasing in the areas where quality tenants lease are very important to an investor's success.
Last year all the tenants I placed w70 new tenants all paid except 2. They left the property in exceptional shape and repairs were minimal.
I also assist them in rehabbing and finding a property manager that can fit their needs.
All this is so important when buying a property from a far. You must get a team of professionals that have both the team and experience in getting the right properties that fit clients needs and get finished!
Doing investment real estate since 1985 I have seen many things in this business. I have seen the right and wrong things happen to investors.
