When you're buying any type of income real estate you better have great property management. I see that there are a lot of investors that look at almost everything but management.
That is the life of your property and great property management also keeps you getting the max rents.
Repairs also need to be reasonable and benefit the owner. I see ridiculous updates on rentals that just make the management company money and not the investor.
