I am often asked what is the difference between your services and everyone else's? That is easy to answer by telling you a few issues I solved for clients in the last few months.
Example 1
Going to a property before we purchase it to both inspect and take good pictures that I can send my client and also do a quote with. We recently had a property in Lyndhurst that needed all the utilities turned on before inspection.
The seller wanted the date to remain the same and did not get the property ready to inspect before the drop dead date. We got the utilities all on and had the inspection and created a work list needed to get the final results we wanted.
This took a lot of man hours and organization to get completed. The projected equity after rehab is $55,000 dollars. yikes that is a lot of coin!
Example 2
Sold a home in Chagrin Falls Ohio and there were a few issues that could really affect my clients net proceeds. That all could have cost us the deal and created issues in buying a new property for this family.
The appraisal came in $25,000 short because of a new appraisal rule on a step down familyroom with no exterior door. I had to address that issue and solve it for my client. I called and got the extra $25,000 paid by the buyers and my client got their money!
The next issue was the ROC which was approx $10,000. I got that adjusted to $3,500 saving my client $6,500.It was gold because my client did not have to do any repairs. That could cause more issues with more inspections on the work done. Instead the buyer handled all that with their contractors.
I called the agent on both issues and told them we would cancel the home. I knew that this property was the only property for sale in the neighborhood. It is in very high demand. The team leader called me and we worked out the details on the sale and the buyers agents were also great to work with.
All in all my services saved approx $31,500 that went right into my clients pockets.
What the difference is in the end is that I handled all these extra services for each client to ensure that the transactions all closed successfully.
Does every Realtor handle this much in each deal? I did 101 transactions successfully last year and having the hard work ethic completed all those transactions.
