Here are some of the richest real estate investors / real estate billionaires in America, based on recent Forbes-style wealth rankings and real-estate source of wealth:
| Rank | Investor | Estimated Net Worth | Main Real Estate Business |
|---|---|---|---|
| 1 | Donald Bren | About $19.2B | Irvine Company — apartments, offices, retail, Southern California land holdings |
| 2 | Stephen Ross | About $17B–$18B | Related Companies / Related Ross — Hudson Yards, luxury development, South Florida |
| 3 | Jeff Greene | About $8B–$9B | Multifamily, apartments, real estate investments |
| 4 | Leonard Stern | Multi-billionaire | Hartz Group — commercial real estate, NYC-area holdings |
| 5 | Edward Roski Jr. | Multi-billionaire | Majestic Realty — industrial, commercial, logistics real estate |
| 6 | Richard LeFrak | Multi-billionaire | LeFrak Organization — apartments, offices, large-scale development |
| 7 | Jerry Speyer | Multi-billionaire | Tishman Speyer — office towers, global real estate |
| 8 | Sam Zell estate / Equity Group legacy | Historic real estate billionaire | Apartments, office, mobile-home communities, REIT investing |
| 9 | Donald Trump | Multi-billionaire, but mixed assets now | Hotels, condos, golf, licensing; Forbes notes recent gains are not purely real estate |
| 10 | Diane Hendricks | Over $20B, but construction/supply more than landlord | ABC Supply — roofing/building materials tied to real estate/construction |
Donald Bren is usually considered America’s richest pure real estate baron. Forbes describes him as America’s wealthiest real estate baron, and his Irvine Company owns roughly 129 million square feet of real estate, mostly in Southern California.
Stephen Ross is probably the most famous active mega-developer after Bren. Forbes listed him in the 2025 billionaires ranking at $18.4B, with Related Companies as his real estate empire. Recent 2026 coverage also puts Ross around $17B and notes his focus on South Florida through Related Ross.
For a Cleveland/investor lesson: the common theme is not flipping. These people got rich by controlling land, holding assets long-term, raising rents, developing around growth areas, and using leverage carefully. Bren especially is the classic “buy, build, hold, control the market” example
