Donald Bren is usually considered America’s richest pure real estate baron. Forbes describes him as America’s wealthiest real estate baron, and his Irvine Company owns roughly 129 million square feet of real estate, mostly in Southern California.

Stephen Ross is probably the most famous active mega-developer after Bren. Forbes listed him in the 2025 billionaires ranking at $18.4B, with Related Companies as his real estate empire. Recent 2026 coverage also puts Ross around $17B and notes his focus on South Florida through Related Ross.

For a Cleveland/investor lesson: the common theme is not flipping. These people got rich by controlling land, holding assets long-term, raising rents, developing around growth areas, and using leverage carefully. Bren especially is the classic “buy, build, hold, control the market” example
