Smart real estate investors don't just focus on how much rent they collect. They focus on how much money they keep, how much equity they build, and how efficiently they grow their portfolios.
The 2025 federal tax legislation introduced important changes that investors should understand in 2026.
For Cleveland income real estate investors, these changes create opportunities to improve after-tax returns, accelerate qualifying deductions, and potentially free up more capital for future investments.
At Key Realty & Property Management, we believe successful real estate investing comes down to four things:
Buy Right. Improve Right. Manage Right. Build Long-Term Wealth.
And tax planning should be part of that strategy.
How Investors Can Use These Tax Changes to Their Advantage
1. Accelerate depreciation and potentially reduce taxable income
The return of 100% bonus depreciation for qualifying property acquired after January 19, 2025, is a significant change.
For investors purchasing and renovating homes, qualifying assets such as appliances, certain flooring, and land improvements may be eligible for faster deductions. The building itself generally remains on a 27.5-year depreciation schedule.
2. Use a $175,000 Cleveland investment as an example
Consider an investor purchasing a rental home for $175,000 and leasing it for $1,750 monthly.
ILLUSTRATIVE ANNUAL RENTAL PERFORMANCE
Gross rental income
$21,000

$5,820
Net operating income
$15,180
NOI yield on purchase
8.67%
Now add the tax advantages. Assuming $140,000 in depreciable building basis, a full year of straight-line depreciation would be approximately $5,091.
This reduces the property's taxable rental profit before considering other eligible deductions. It doesn't reduce the actual cash collected.
The investor's advantage is the potential combination of positive cash flow and lower current taxable income.
3. Use tax savings to expand a portfolio
Suppose an investor identifies $15,000 of qualifying deductions that can actually be used against taxable income this year.
At an assumed 24% marginal federal tax rate, that could represent:
ILLUSTRATIVE CURRENT FEDERAL TAX SAVINGS
$3,600
$15,000 in usable deductions × 24% tax rate
That $3,600 could be retained for maintenance reserves, future property improvements, or another investment.
However, deductions may be suspended by passive-activity rules, and accelerated depreciation may create recapture taxes upon sale.
4. Understand the 20% business income deduction
The qualified business income deduction was made permanent. Eligible rental real estate businesses may qualify for a deduction of up to 20% of qualified business income, subject to applicable restrictions.
Not every rental automatically qualifies, and this deduction is based on qualifying taxable business income, not gross rent.
5. Look at the entire investment, not just the tax deduction
I believe investors should evaluate five numbers before purchasing:
Total acquisition and renovation cost (average for our investors ($150K-200K)
Actual monthly cash flow after realistic expenses
Equity created through improvements and market value (20k-40K)
Potential rent increases and long-term appreciation
After-tax returns and eventual selling costs
A large deduction cannot turn a poorly performing property into a good investment.
The Cleveland Income Real Estate Investment Strategy
After more than 26 years in real estate and working with over 1,200 properties, my focus has always been on helping clients build income and long-term wealth.
We work with investors to purchase properties, complete necessary improvements, secure qualified tenants, and manage their homes for long-term performance.
The new tax laws add another important consideration: How much of your investment return do you actually keep after taxes?
We don't prepare tax returns, but we help investors understand the property-level numbers they need to review with their CPA.
Don't buy real estate just for the tax deductions. Buy real estate that produces income, creates equity, and offers a strong long-term investment opportunity. Then use the tax laws available to you.
