Before You Buy Your First Investment Property—Do These 5 Things!

If you're thinking about buying your first investment property, don't start by looking at houses. Start by building a plan.

1. Determine Your Budget

How much do you want to invest?

Your budget needs to include more than the purchase price. You also have to consider rehab, closing costs, maintenance, vacancy, taxes, insurance and property management.

The goal isn't simply to buy a cheap property. The goal is to buy a property that can produce income and build wealth.

2. Choose the Right Location

I look at two major factors when evaluating Cleveland-area investment markets:

Rental Growth + Equity Growth

You want a location where rents have the potential to increase while property values can appreciate over time.

Cleveland is a strong rental market, but that doesn't mean every city, neighborhood or property is a good investment. Location matters.

3. Don't Believe the Advertisement — Look at the Real Numbers

New investors often focus on an advertised return.

But what happens when the tenant moves out?

What does it cost to get the property ready for the next tenant? How long will it be vacant? What are the maintenance costs? What are the taxes, insurance and management expenses?

I recently spoke with an investor who owns inexpensive properties in another state. On paper, they looked like they couldn't lose money.

But they're not producing.

A low purchase price doesn't automatically mean a good investment.

4. Buy the Right Type of Property

We particularly like single-family homes because there is typically a strong tenant pool and maintenance can be more predictable.

But we don't just look at the house.

We look at:

Purchase Price → Rehab → Rental Income → Expenses → Tenant Demand → Appreciation Potential → Property Management → Long-Term Results

That's the complete investment.

5. Investigate the Person You're Investing With

Before trusting someone with your money, look at their résumé.

How long have they been in the business?

How many investment properties have they actually helped clients purchase?

Can they show you real examples of properties they've purchased in the same areas they're recommending to you?

And most importantly, what happens after you buy?

Do they have the services and experience to help you purchase, rehab, rent and manage the property into the future?
