Think being a Realtor is just showing houses, writing contracts, and collecting commissions? THINK AGAIN!
After more than 26 years in real estate and working with over 1,200 properties, I've learned one thing:
Real estate doesn't stop on Friday at 5:00 PM. In fact, sometimes that's when everything starts happening!
You wouldn't believe what Fridays are like in this business!
It's almost as if everyone waits until Friday afternoon to bring up the issues, deadlines, emergencies, and decisions that need immediate attention.
And guess what? Those issues don't disappear because it's the weekend.
Let me give you an example of what one of my recent weekends looked like.
Friday: Here Come the Surprises!
Friday is often the day when everything seems to happen at once.
Contractors need decisions. Buyers and sellers need answers. Tenants need assistance. Properties need to be finished. Documents need to be completed.
And somehow, everything needs to be done immediately!
That's when experience, organization, and having the right people on your team really make a difference.
Saturday: Contractors, Leasing, Marketing, and Investor Updates!
1. Making Sure a Cleveland Property Was Finished on Time
We had a property on Cleveland's west side that absolutely needed to be completed by Monday.
I personally went over on Saturday to check the progress, make sure the contractors were finishing their work, and confirm everything was on schedule.
The result? The property was completed by Monday, just as promised!
That's what accountability looks like.
2. Getting a Rental Property Leased ASAP
We also had another property that needed to be leased immediately.
That meant working on Saturday to coordinate:
Tenant applications and communication
Background checks
Credit checks
Reviewing important applicant information
Emailing the prospective tenant back and forth
Completing the necessary leasing paperwork
All of this takes time, attention to detail, and a proper screening process.
We got the leasing work completed on Saturday!
A vacant rental property doesn't stop costing an investor money just because it's the weekend.
3. Getting 207 Forbes Ready for Marketing
We had another property, 207 Forbes, that needed professional marketing materials completed.
Our professional photographer had delivered the pictures and video.
I needed to make sure everything was downloaded correctly, reviewed, organized, and that the marketing video was completed.
That happened Saturday, too!
Professional marketing isn't just taking a few pictures and putting a property online. It's making sure the property is presented correctly to attract the right buyers.
4. Weekly Investor Updates — Communication Matters!
Every week, my investors receive email updates on the properties we're working on.
Saturday morning, I also had to prepare and send those updates.
These emails include:
Current renovation progress
Work completed and what still needs to be done
Expected completion timelines
Upcoming appraisals
Closing schedules
Important decisions and next steps
Many of my investors live outside Ohio, so keeping them informed is extremely important.
They shouldn't have to wonder what's happening with their investment. That's my responsibility!
Sunday: The Work Doesn't Stop!
Sunday brought more responsibilities.
I had listings that needed attention, marketing that needed to be reviewed, and details that had to be corrected or completed.
I needed to make sure the properties were being marketed professionally and that everything was ready for potential buyers.
Sometimes the smallest details can make a big difference in how quickly a property sells.
Even Golf Doesn't Stop Real Estate!
Here's another example.
I was playing in my last golf league outing of the season when an emergency listing came up.
The property needed to be put on the market immediately.
So what did I do?
I kept golfing, took the necessary phone calls, and coordinated everything with my assistant!
While I handled the calls and decisions, my assistant worked on the paperwork and the other details needed to get the property listed.
The result?
The property is on the market today, and we already have a showing scheduled for tomorrow!
It's a special property, and I believe it has a great opportunity to sell quickly.
But before any property goes live, there are documents, disclosures, marketing materials, and important details that must be handled correctly.
That's why having a good team matters!
This Is What People Don't See About Being a Realtor
People see the FOR SALE sign.
They see the professional photographs.
They see the SOLD sign.
But what they don't see is everything that happens behind the scenes.
They don't see the Saturday contractor visits, the tenant screening, the late phone calls, the Sunday marketing reviews, or the hours spent preparing documents.
They don't see the problems we solve before those problems become their problems.
And that's really what a good Realtor does.
We solve problems, coordinate people, meet deadlines, protect our clients' interests, and keep transactions moving forward.
Why Do I Do It?
Because my clients are counting on me.
Whether I'm helping someone sell their home, purchase an investment property, complete a renovation, or get a rental property leased, my responsibility is to provide the best service possible.
Does that mean working weekends sometimes?
Absolutely!
Does that mean taking phone calls while I'm golfing?
Sometimes!
Does that mean personally checking on contractors on a Saturday?
You bet!
Real estate is not just about selling properties. It's about taking responsibility for the entire process and making sure things get done!
After 26 years, I still believe that providing exceptional service means doing what needs to be done, when it needs to be done.
Because real estate doesn't operate on a Monday-through-Friday schedule — and neither does great service!
THERE GOES THE WEEKEND!
And you know what?
If my clients are being taken care of, the properties are moving forward, and we're getting results, it's a weekend well spent!
