Two major housing projects highlighted in October 2026 show continued investment in Cleveland's Little Italy and MidTown neighborhoods.
For investors, these developments raise an important question:
Could new housing, expanding employment, and neighborhood improvements create opportunities for rental income and long-term property appreciation?
Two major Cleveland housing developments

Developer TurnDev has proposed a 119-unit market-rate apartment building near University Circle, an important employment and education center.

Why Cleveland's housing growth matters
One of the most significant factors behind development in this part of Cleveland is the presence of major employers, including the Cleveland Clinic.
The Cleveland Clinic's approximately $1.1 billion Neurological Institute project is nearing completion, with an anticipated opening in January 2027. The facility is expected to support thousands of permanent jobs.
However, new apartment construction also adds rental competition. Investors should evaluate demand, achievable rents, and vacancy rates before assuming new development will raise their property's value.
Additional development worth watching
MidTown is also seeing the rehabilitation of the historic Warner & Swasey factory at 5701 Carnegie Avenue. The approximately $64 million project is planned to create 112 affordable apartments.
Together, these projects demonstrate investment in both new construction and the reuse of older Cleveland buildings.
What I would tell Cleveland real estate investors
After more than 26 years in real estate and working with over 1,200 properties, I've learned that successful investing requires more than simply buying in an area where development is occurring.
You need to understand what you're buying, how much rehabilitation will cost, what the property can realistically rent for, and whether the numbers support a good long-term investment.
At Key Realty & Property Management, we focus on buying properties at the right price, completing necessary improvements, leasing to qualified tenants, and managing the investment for long-term performance.
New development is encouraging. But a good investment still comes down to buying right, rehabbing right, renting right, and managing right.
