When buying income real estate, the biggest question isn't just what you're paying for the property. It's what you're actually getting for your money!
Investors often ask me, "Should I buy a fixer-upper or a completely renovated turnkey rental property?"
After more than 26 years in real estate and working with over 1,200 properties, I've learned something very important:
Buying the property is only the beginning. Getting the work done correctly, on budget, and ready to lease is what makes the difference!
The Problem With Buying a Fixer-Upper
When you buy a fixer-upper, you're taking on a lot of unknowns.
Will the renovation come in on budget?
Did the contractor identify everything that needs to be repaired?
Will the work be completed on time?
Are they using quality materials?
Is everything being installed correctly?
What happens when unexpected repairs come up?
How much rental income are you losing while the property is being renovated?
These are real questions that can cost investors thousands of dollars.
And here's the biggest problem: You don't always know what you're getting until you're already into the project.
I've seen situations where investors thought they were buying a great deal, only to discover that the rehabilitation costs were much higher than expected.
That's why I developed my turnkey investment system.
My Turnkey System: Know What You're Buying Before You Buy It!
At Key Realty & Property Management, my goal is to eliminate as many surprises as possible.
When you purchase one of our completed turnkey investment properties, you know:
The Purchase Price: You know what you're paying before you buy.
The Renovations: The necessary improvements have already been completed.
The Inspection: We have the property inspected so you can better understand its condition and identify potential issues.
The Quality of Work: I personally oversee the rehabilitation process and make sure repairs are completed correctly.
The Warranty: We provide a one-year home warranty for covered maintenance items.
The Equity Position: We look for properties priced below their estimated market value, creating the potential for immediate equity.
The Rental Income: We evaluate the local rental market to determine what the property can realistically lease for.
You aren't buying a project. You're buying a completed investment property designed to generate income!
A Real Example: 207 Forbes in Bedford, Ohio
I recently finished a property at 207 Forbes in Bedford, Ohio.
During the renovation, I personally visited the property approximately six times.
Why?
Because I wanted to make sure the work was done correctly!
I checked that the necessary repairs were completed, reviewed the quality of the improvements, and made sure the property was being prepared properly for its next owner.
That's what I mean when I talk about having a system.
It's not enough to hire contractors and hope everything gets done. You have to verify the work!
And that's exactly what we do.
We Don't Just Look at Rental Income. We Look at Equity Growth!
One of the biggest differences in my investment strategy is that I don't just look at how much rent a property can generate today.
I also look at the property's long-term potential.
Is it in an area where property values have been increasing?
Are rental rates growing?
Can the investor build additional equity over time?
Will the improvements help attract qualified tenants and support long-term rental demand?
My goal is to help clients make money through both rental income and potential equity growth.
That's how you build long-term wealth through income real estate.
Why My System Works: A 99.5% Success Rate!
Our reported 99.5% success rate comes from having a system and following it.
We focus on buying the right properties, completing the right improvements, verifying the work, marketing effectively, screening tenants, and professionally managing the investment.
I'm also proud to be among the top 10 leasing agents in the Cleveland Metro area, based on my reported leasing performance.
I continue working to achieve stronger rental rates, reduce unnecessary expenses, and increase net income for my clients.
That's the difference between simply selling someone a rental property and helping them build a successful investment portfolio.
The Bottom Line: Why Take On Unnecessary Risk?
Fixer-uppers can be excellent investments for buyers who have the experience, time, contractors, and financial reserves to manage a renovation.
But not every investor wants to deal with construction delays, cost overruns, contractor problems, and unexpected repairs.
With my turnkey system, much of that work has already been completed before you purchase.
You can evaluate the finished property, review the inspection, understand the rental potential, and assess the equity opportunity.
No guessing about the renovation budget. No waiting for a major rehab to finish. No wondering what the finished property will look like.
There are still normal risks with every real estate investment, but our goal is to reduce the avoidable ones.
